Stenton Trust Building- The original developer has backed out of a deal, approved by the Planning Board in June of 2023, to develop the mill at 13 River Street into apartments. The Sanford Sewer District has requested an extension with the hope of finding another developer. At its June 5 meeting, the Planning Board approved the extension to redevelop the vacant mill building into 90 mixed income residential units with associated parking, landscaping and stormwater management.
Central Park Residences- At its June 25 meeting, the Planning Board approved the application and a parking waiver for a minor amendment to a major subdivision, originally approved in October 2021, to change 4 of the apartments from 1-bedroom to 2-bedroom units. The property at 10-14 School Street and 6 Bodwell Street is owned by ReinCorp.
Levesque’s Excavation- An application to construct a 9,840 square foot structure with approximately 9,300 square feet of parking on property owned by LM&J Properties LLC at 402 Lebanon Street/Route 202 was approved by the Planning Board after the City Council approved an ordinance change.
Townhouse Solar
At the Planning Board’s June 5 meeting, an application to revise a proposed solar power generation facility to a reduced solar array footprint, on property owned by Townhouse Properties at Hanson Ridge Road and Angola Street, was tabled for a second time. The Planning Board wanted a better planting plan for the required 50-foot buffer and there was concern about the storm runoff onto Angola and East Streets. At its June 25 meeting, it was approved after the Planning Board determined their conditions and concerns were satisfied.
Whispering Pines
The Planning Board held a public hearing at its June 5 meeting for an application by Scarborough Woods, LLC to construct a 2-story multifamily building with 16 dwelling units. Some concerns remained about the right of way at the lower portion of the development.
Londonderry Lane
At its June 24 meeting, the Site Plan Review Committee (SPRC) reviewed an application for a 6-lot subdivision with a private way on property located on Railroad Avenue and Ridley Road and owned by Thibeault Properties and Investments, LLC. They voted to send it to the Planning Board.
York County Community College
The SPRC also considered a request for an amendment to a major site plan by York County Community College. The request is to expand their Sanford Industrial Trades Learning Center by adding a 10,400 square foot addition on property at 60 Community Drive owned by the Maine Community College System. The addition would consist of welding labs, classrooms, offices, parking and loading areas.
