Consultants for VIP Auto, Inc. have been working with Sanford’s Planning Department over the past several months to get approval for an expansion of the former Bonanza Steakhouse building to become VIP’s new, larger location. VIP is currently located at the corner of Main St. and Alumni Dr., where it shares space with O’Reilly Auto Parts.
The design for the new location utilizes the existing Bonanza building and parking areas, and adds a 35’ x 115’ addition to accommodate eight garage bays facing Main St. 17 additional parking spaces will also be added. Behind the property, a six-foot privacy fence and trees will shield the neighboring residential properties on Farview Dr.
Because the project is adding less than 30,000 square feet of new impervious cover (structures and pavement), it was not required to be approved by the Planning Board, but instead required approval by the Site Plan Review Committee. The SPRC granted approval on September 16, after changes were made to the initial plans to create a turnaround for the Fire Department. A condition of approval was that there be no outside tire storage on the property.
O’Reilly Auto Parts plans to expand in its current location once VIP moves to the new building.
